Sketches

Buildings and lots are rarely rectangles. Almost every measurement problem in appraisal comes down to the same move — cut an awkward outline into pieces you already know how to measure, then add them up. Everything here is geometry in the service of that.

The four shapes

Between them these cover nearly every footprint and lot you will be asked to measure.

The triangle formula is the one people distrust, so it is worth seeing why the half is there. Any triangle is exactly half of the rectangle that boxes it in — same base, same height. That is the entire derivation.

Two conversions worth committing to memory. One acre is 43,560 square feet. One square yard is 9 square feet. Nearly every land area question is one of those two divisions wearing a disguise.

Cutting up a footprint

There is more than one correct way to divide a shape, and every correct way gives the same answer.

That last point is the most useful thing on this page. If two decompositions disagree, one of them has a dimension wrong — which makes working it a second way the cheapest error check available to you. It costs a minute and catches the mistakes that survive careful arithmetic.

Notice that two edges are marked with a ?. Real sketches rarely label everything, and deriving the missing runs from the ones you have is part of the job. Work them out, then find the total area in square feet.

Checking your own work

Opposite sides of a closed outline must reconcile. On the sketch above, the two horizontal runs across the top have to add up to the full width along the bottom, and the two vertical runs on the right have to add up to the full height on the left. If they do not, the sketch is wrong or a dimension was misread, and no amount of careful multiplication will rescue it.

Irregular lots

Frontage and rear width often differ. That is a trapezoid, not a rectangle, and averaging the two widths is not a shortcut — it is the formula.

A lot 90 feet across the front, 70 feet across the rear, and 150 feet deep is a trapezoid. Its area is half the sum of the parallel sides times the depth:

½ × (90 + 70) × 150 = ½ × 160 × 150 = 12,000 square feet, or 0.275 of an acre.

The same answer comes from averaging the widths first: (90 + 70) ÷ 2 = 80, then 80 × 150 = 12,000. Identical arithmetic, and the version most appraisers do in their head.
Averaging only works on the parallel sides. If the front and rear are not parallel — a pie-shaped lot on a curve, say — the trapezoid formula does not apply and averaging will be wrong. Split it into triangles instead, or get the area from the plat or the assessor rather than inventing one.

Below-grade is the one that causes arguments. A walk-out basement with drywall, carpet and a bathroom is still below grade, and folding it into gross living area overstates the figure every comparable will be measured against. Report it separately and let the adjustment carry its value.

Gross living area is not the same as gross building area. Living area is finished and above grade. Building area is everything under roof, measured the same way. Quoting one where the other was asked for is a measurement error even when every dimension was right.
Usable area is a separate question from site area. An easement, a floodway or an unbuildable slope does not shrink the parcel — the site area stays what the legal description says. What changes is what the site can support, and that belongs in highest and best use, not in the measurement.
